The Greater Hyderabad Municipal Corporation (GHMC) has announced relief for house owners who could not obtain occupancy certificates. This applies to those who constructed their buildings according to the approved plan, but whose building permits have lapsed. The corporation released guidelines for issuing occupancy certificates on Thursday.
This relief is for structures where building permission was granted but an occupancy certificate was not issued. The buildings must also be completed according to the approved plan, according to a statement.
Without an occupancy certificate, second buyers and owners face challenges in getting water and electricity connections, as well as bank loans. This situation can also lead to penalties.
Guidelines for Issuing Occupancy Certificates
The guidelines cover two scenarios. The first scenario involves applications for occupancy certificates made within two years after construction completion. In this case, the application will be considered after any dues related to building permission fees and other charges are paid.
The second scenario applies to applications made beyond two years. In this case, all relevant fees and charges will be calculated based on the existing rates at the time of application. In both scenarios, deviations in setbacks must be less than 10% according to building regulations. No deviations are allowed in the front setback.
