The Gurugram district administration and the department of town and country planning have given permission to NBCC (India) Limited to demolish the remaining four towers and surrounding structures at the NBCC Green View condominium in Sector 37D. This decision follows the declaration that the buildings are unsafe and uninhabitable, according to officials.

Background of the Complex

The complex was declared uninhabitable under the Disaster Management Act in 2022 after a structural audit by IIT Bombay. Previously, three towers were demolished by NBCC, with approval granted in 2024, as those structures were also unsafe for habitation. No timeline has been set for the start or completion of the new demolition.

Details of the NBCC Green View Project

The NBCC Green View project in Sector 37D was launched in 2010, and possession of flats was handed over to owners in 2017. The condominium includes 784 apartments across seven towers, along with 139 economically weaker section (EWS) flats.

Official Declarations and Deadlines

The Gurugram district administration invoked the National Disaster Management Act, 2005, on February 17, 2022, declaring the entire NBCC Green View condominium unsafe for residents. The deputy commissioner ordered residents to vacate the complex within 15 days, setting March 3 as the deadline.

Structural Audit Findings

The decision to declare the complex uninhabitable was based on a structural audit conducted by IIT Bombay in 2021, which found the buildings unsafe. A letter from Ajay Kumar, deputy commissioner of Gurugram, dated January 5, stated that permission was granted after detailed discussions. The letter emphasized the need to expedite the demolition process due to the dilapidated state of the towers.

Demolition Process and Safety Measures

Amit Madholia, district town planner, enforcement, confirmed that permission for the demolition of the remaining four towers has been granted. He noted that the earlier permission for three towers was also given. The demolition must follow all safety and preventive measures.

Ongoing Developments and Compensation

According to a letter from NBCC on August 4 last year, Towers A, B, C, and D need to be demolished due to their deteriorating condition. The company stated that early demolition would aid in the reconstruction of flats and provide relief to owners who have opted for reconstruction. The license for the development of the group housing colony has been renewed until May 20, 2027.

Current Status of the Complex

NBCC also mentioned that the NBCC Green View complex is completely vacant, and parts of it have already been demolished. A total of 255 flats were sold by the developer in the complex.
